The fundamentals in this purchase were missing and unfortunately I think it's cash flow negative.I wrote a nice blog response using the numbers and explaining items he could do to reach cash flow neutral (splitting the utilities, advertising on craigslist, reviewing his property management contract, etc) and my post (and 40 min of my time) were deleted.I have a polite e-mail submitted to the author for discussion but we'll see what comes of it.

Probate is a process by which title to a deceased person's real property may be transferred.Your title insurance company or escrow/closing agent should be sufficiently experienced in the documents required to effect an insured sale.The process varies by state but essentially you'll need a seller who has sufficient capacity, powers and authority to sell you the property.

I requested a settlement statment prior to close and did not get it.The closing took 6 hours because the lender kept screwing up the settlement statement.The HUD-1 at closing did not have page 3 completed just a line through the page with with NA hand writtenI compared the GFE with the HUD-1 and found I was charged 60 percent more for title insurance, 50 percent more for title fees and 15 percent more for the appraisal.My questions are since the GFE was on the old form does it meet the requiremnts of GFE within 3 days.I believe they violated RESPA with the excess fees Do I file with the state banking authority, HUD in D.C., or the bank or all three?
