The direct mail marketing game is seriously saturated right now.

This structure doesn't afford liability protection so you need to keep up your insurance, but it's great for if someone looks up the owner of 123 First Street only to find it's owned by First Street Trust with your PO Box for mailing. 

Does anyone have data on the best day of the week to send direct mail in order to get the highest open and response rate? 

Mail something to both addresses.

The owner called me after my first mail campaign to him.

. - how much diligence should they have done before approaching you; what numbers should they have, if any; should they have started negotiations with the seller; what information/stage of the deal do you expect them to be in when they pick up the phone or sit down to e-mail you before you'll start partnering. 

It is primarily direct mail.

The law does not clearly define abandoned but some of the criteria I use is:-Are most of the valuable items removed-Utilities have been disconnected-Neighbors have not witness the occupants in more than 72 hours-A change of address notice in the mail box or tons of mailI would not attempt to enter without notice but it is not illegal to do so at reasonable times.
