Looking for assistance with underwriting a unique Jersey shore market (Long Beach Island).

We sold a single family new construction over the summer that my group built, and I would say 80-85% of people coming to the open houses were from NYC, Jersey City, or Hoboken.

I am from Virginia so I am not sure whether that rate is high or not for Ohio but I do know in new jersey they have property taxes in many jurisdictions which are 2.0% or higher of assessed value. 

I am 12 units in now in New Jersey and less than two hours away from the properties.

. - For every rental I've posted in Central New Jersey (Mercer or Burlington County), the landlord or owner has agreed to pay the broker fee (negotiable, often 1st month's rent which is split 1/2 listing agent, 1/2 buyer's agent).

I wanna try and find some deals in the rural areas of New Jersey, any ideas on how to get good deals there?
