I buy or assign here and there, but no banks are involved anymore.

LLC bank account, and things go from there.Also, if you are paying them interest etc, it is best to do this on a quarterly or better, yearly payment, due to cost and hassles involved in multiple small international transfers - more cost effective in one big lump.Hope this helps....

Hello im in south Florida and I'm looking to get into real estate i been reading books and watching webinars but i feel that I'm not getting anymore i just want to jump into real estate and get involved.

I really didn't think that I could get involved, until they informed me of the MILLIONS of yards of sand that lies under their farm fields. 

, I look at the last 2 projects I've done - which have involved re-zoning, new square footage, and/or lot division - and I *know* I would have never gotten the experience and confidence to do it without investing locally.  

It depends on the sophistication of the investor involved.

I've listened to many of the podcasts, which was the main reason I joined, but I've also started using the actual site and blog as resources, which inspired me to say hello.My family has been involved in real estate for quite some time.
