For flips, I GUESS its okay to hold Title...But, everybody I've talked to personally who has seriously investigated it realized it wasn't worth the effort at all.

I was thinkin' of getting one of those metal water troughs and doing something similar.....You could put a cooler nearby so the guys can ice up their beer, and not have to get out of the tub to get a fresh one.

Your best option IMO is to non-renew, start fresh-- remodel and have them be nice higher quality units.

Once it's rented out, I have 1 lender that could do this right away based on a fresh appraised value, BUT their minimum loan amount is $100k and their max LTV for a cash-out refi is 75%, meaning that it would need to appraise for $133,333.However, you may not need that much $ to do your next quad or triplex if you owner-occupy it and go with a 96.5% LTV FHA loan.

This was a pretty big rehab project and took a few months to complete - however, with a $321,000 purchase price, this house is now worth $485,000 and I was able to recover a majority of the cash I put into the deal as well as go from 5% down payment to 20% equity all while owning a fresh new house!
