The older it is, the more I would be concerned with maintenance and CapEx.The first thing you should do is learn not to intentionally pay full market price.The second thing you should do is ask an agent or two how much you can get out of the property after closing costs and commissions.If you have profited $3,000 -$5,000 in equity in the last seven months, keeping it sounds like a good idea.

I called and stated my intent to enforce and I would inspect in 30 days.Good area and good rents so the tenant didn't want to push the issue - - doggie is now gone.This must not be a bluff - - you have to be prepared to evict.Making this easier for me, my lease is not a full year, but a 3-month defaulting to m-m on expiration.

Any bank, non-profits are looked at much differently, their loan can likely qualify for the bank's requirements under the Community Reinvestment Act, a requirement for community investments in their operational area.They still need the ability to repay, but not knowing what the intentions are, other than a rehab, can't say much more.
