Somewhat unusual situation: we are in escrow on a property, and the current lender was going to underwrite the new loan.

I am under contract with a land deal, on Marrowbone Lake In Joelton.

I just won my first tax sale property and if all goes well (AKA the judge reviews the property and approves everything) I will likely go down the tax sale rabbithole as the property I bought was pennies on the dollar (hopefully noone broke in and stole the copper plumbing lol)

I have an applicant that I should have out-front denied based on income, but I approved them and tried justifying it in my head.

Many cases of 90% LTV anything do not exist, and 80% LTV anything do not exist much either (unless it is a purchase on a rent ready property or a delayed purchase).

Upstairs (separate space with kitchen would rent for $500- as I already have someone lined up for it.Purchase price about 230k.

Considering going in with other investors on a condotel unit in Las Vegas.Do condotels have anything different about them - as far as taxation/regulation/classification vs any other type of short term rental?
