But today, the prices are inflated and rent increases are trailing well behind in the area, so for buyers today with this company are not going to see at best but modest cash flow on the rehabs - that is if you are buying with leverage (conventional loan).

In my experience, when residents have unexpectedly high heating bills, they gripe about it, their ability to pay rent is reduced(leading to a higher eviction rate,) and they tend to leave the apartment at the end of their lease, dramatically increasing turnover.

If using a Buyer's Agent, but they're not available to open the door of the property, ask them to do a rebate of 500.00 out of what the property is paying any Buyer Agent, and increase the Listing Agent's commission by $500 to get them to open the door to their own listing.

With that many units, I'd also think it likely that these would be set up to automatically pay electronically, increasing the likelihood of missing one.

If the sponsor increases the value of the property by 25%, it can absorb a pretty significant market correction...or the sponsor can just hang on with long-term debt and cash flow the property until market conditions improve for an exit.
