In order to do this, I need the city to officially consider the second unit as a second house / duplex.I am working with the city planner to try and find the permit..but I was hoping for any thoughts or ideas from the BP community on how to attack this issue.Can you get an address and meters for an illegal property?  

Are you planning on changing the zoning to MF-18 or are you going to continue operating illegally??

Well...That doesn't seem surprising considering the description you give us of your clientele.... you give a scary description, although I know they are all hard workers.

Hey I'm virtual wholesaling and have a lead in Texas, I just now realized that wholesaling laws are different in every state, is it illegal in Texas to do a whole deal?

I suspect in your area that it is illegal for you to compensate a person for finding you a tenant unless that person is a licensed real estate agent. 

Also, we have had problems with guests that break rules (illegal pets, parties, etc), then threaten/imply bad reviews if we ask them to abide by the house policies.

The 3BR unit, however, used to be two units, and could feasibly be rented as a 3BR/Studio or maybe (with a little work) a 2BR/1BR--but then I would be using the property like a triplex.So I wonder, given the zoning law, would illegal be to rent the 3BR unit with two leases?
