Good Afternoon fellow BPers,  I am considering using FHA to purchase a Duplex in my area but I have no intentions of living there as I already own a home free and clear. 

Everyone giving advice here has best intent, but you need someone well versed on local law who can take this to eviction court if necessary.

In general, it's always best to set the expectation up front with sellers so they know what your intentions are and that you should be compensated for your time as well. 

We have a 12 page management contract that we've added our real experiences to over the years, with the intent of protecting both us AND the landlord.

All of the cray-cray, unreasonable tenants I have had were inherited. 15% of the population has a personality disorder and 5% has a diagnosable mental illness you're bound to get stuck with one at some point and Life.Is.To.Short to deal with that BS when I don't have to.

But from my experience with TK buyers never have intentions of living there and to err on the conservative side promoting a typically NOO loan would reduce any misconceptions

My initial gut reaction was "No." because it was my intention to keep the units long term.  

There was never any mention nor intention of not paying the contractor for his work.

The entire intent of the posting was to evaluate the issues surrounding the event.
