There are some lenders that accept a first time home buyer under the DSCR program but not many 

The seller signed a contract that MIGHT have said “if anyone that looked at the house while we have this contract ends up buying your home you owe me a commission.”  

This rich area lets them buy buildings with many homes without paying upfront and at good loan rates while also using their VA loan perks.Good luck!

I am trying to see if a home has an exterior shut off for electrical --- this is all I found.

Not saying you should do a bad deal, just that literally any property will make a huge difference in your take home pay, I'd be analyzing them differently than you would if you needed the cash flow.

I've also seen solid appreciation for the homes we've helped purchase in Anderson as well. - When dealing with inspection negotiations, I have found that sellers respond better if we ask for concessions as opposed having the seller complete repairs prior to closing.

Climate control NRSF is typically between 2-5 fpp; while the non climate control old outdated facilities make up the balance (7-10 fpp) and tip the scales well beyond the 7’ pp rule of thumb. 

The setup: We have a second home at a lake which we enjoy when we can.

The unfortunate thing here is that investment properties foreclose at a higher rate than primary homes so many banks just don't want the exposure to this.
