Lesson learned, you should always search permit history - or your agent can, I would have done it for you had I seen the conversion.

OBSTACLE - she has several missed/late payments in the past 3 months, and she wants to buy a house with her husband sometime in the spring on 2023, and I doubt a lendor will work with her given her history.

BUT can you qualify with IRS taxes, FICO, prior history to be able to refinance when the time comes?

If you ever go to sell a property the title company is going to ask for a copy so they can confirm you are authorized to sign and own the company.

You miss several big factors on why people don’t buy their own home… one being the fact that most live paycheck to paycheck and can’t afford the down payment (or at least THINK they can’t afford it; and another being that many people have screwed up credit or poor work histories where they won’t qualify to buy a house. 

This is different from general warranty deed which covers for the entire history of the property.
