Plus, by having ONLY the individuals that will be residing there sign the lease, if they invite any more people to move in to "help with rent" you could put in your lease that "x" amount per week per extra person staying longer than 2 weeks, that'll keep them from trying to hide more than your water supply can handle or your heat bill if you have heat included (I didn't pay attention to where you were located but I live in NH where heat is a big deal).Again, just my own personal opinion based off of my own renting experience.

When I went over to make sure the heat was on before the chill came through, I realized they had locked the glass storm door in the front of the house so my key wouldn't work there and I went to the side door and realized I had a Hillman/Kwikset key on my ring but that the deadbolt lock was a Schlage.
