Push the rent closer to $600 & feel out the call volume.

As a licensed GC in 2 states and a high volume investor in 12 states, we see it all the time!  

I am beginning to realize that I will have inadequate cash flow to pay back the 401K loan ($921/month), and build enough property volume to put me in the black.I'm looking at 42K to buy and remodel a house, rent it, refinance it and repeat. 

Places like Wal-mart they carry many items but want mostly volume sellers in store.

Multiple times a day -- I'd estimate ten contacts, between the various properties and means of contact.These people have chased my parents (who share the same last name but live in a different state) the same way, although with fewer calls per day.In the last year or two, the volume of calls has become absolutely unreasonable.

Use one that has tiered pricing to suit your needs, without long-term or high-volume minimums.

He is not doing a high volume of homes.  

Don't play the volume flyer game where you through your business cards around like falling snow.
