I am a student in university, fairly new to REI and busy learning about my local market where I plan to invest.I am in the process of saving for loan down payment since I aim to first acquire a rental or more ideally do a house-hack when I am able to qualify for a loan (I have not researched private lending yet - any tips would be welcomed for financing options).I have a semester break coming up in which I hope to go out and get a feel for the Cape Town market - open to anything.

This encourages them to pay the last month of rent and leave house clean so that they get their large deposit back.If they get behind or break the lease, this extra helps offset what they owe plus any damage or cleaning you have to take care of.It is a small percentage of the time that someone turns in a 30 day notice and leaves the place clean and undamaged to get their deposit back.

I'd get actual numbers where possible like on taxes, insurance, utilities, yard & snow removal, etc then add 18% if hiring a PM to 'take care of everything.'
