I know the the bathroom, hardwood floors, and possiblly the basement needs updating.

I plan on renting the apt to offset the mortgage.The place needed a little work (fix up one room, new floors, putting in whole new kitchen), so I got an FHA 203k loan - streamlined version. 

I still have to take care of the hardwood floors and paint after moving in.

Paint, floor covering, exterior door replacement, new roof.

@Andy Robison, we put laminate wood flooring down in front of the fireplace.

Most floor tile is acceptable in a shower so I don't see any difference in an exterior application.

Hi Everyone,My husband owns a handyman business and in the last week we have gotten text messages (which are not uncommon for our customers), however the 3 texts I am referring to are scams and I just wanted to share with other contractors so that you are aware.Each of the 3 texts started out asking about a specific service our company offers such as one was hardwood floor install, and the third pressure washing, don't remember what the second one was without looking.The first one gave me a red flag when I asked where they found out about our company when they gave me a website our company is not listed on, but I played along to see where they were going with this.

Lets say, paint/paper/flooring at 3K, then profit is 3 to 8K.

I see it chanted ad nauseum about "soft landlords" on these forums "file on the 10th", "no exceptions", etc etc etc...That's not that question and I've ALREADY FILED.But I'm in a good area and screen hard, so this is the FIRST TIME I've actually had to file....Unfortunately this is one of the more "frugal" client landlords (and maybe not coincidentally my first)...I had to rent this townhome with stained carpets, broken fridge, damaged kitchen flooring and more.....Of the terrible prospects he had, he incidentally picked one with roommates/family members with bad credit and no rental historySo it's no surprise to me we're in this situation, but I find myself at ends arguing to save him time and money from the courts.

I'm looking to compile a list of 2-3 contractors (handymen, HVAC, roofing, floors, etc) either licensed or non licensed who understands working with investors.
