And for actual data points I had a few City of Portland projects that were taking over 1 year to just get renovation permits not even ground up and one ground up.. in that same year I permitted and built 30 homes in the city of Canby .. 20 miles south and that was with permits taking about 40 days longer than normal with Covid.. i have exited Portland as a builder developer for good.. 

If someone can cash flow on this I need to know what I’m doing wrong because at $300k/door (and a huge property tax bill as a % of rent) I couldn’t make it work and I have the scale (2000 units within 10 miles of this one) that should make it easy. 

This property was located about 15 minutes form my house (7 miles) and it was part of a direct mail campaign that I was working.

Purchase price: $155,000 Cash invested: $12,000 Bought the house for myself, I then lived there for 2 and a half years.
