Today I was speaking with a friend about maximizing cash flow on my rental properties and he came up with a BRRR method minus the last R and I thought it seemed like a good idea.I currently have 2 rental properties and both are paid for.One is a small house that I have about 15k into and it cashflows about 500 per month.The other is a quadplex that I have about 70k into and it cash flows between 800 and 1500 per month (one room is an airbnb).

My kitchen table is in my living room covered with desk and studio items.  

For your first property, I would recommend getting something that doesn’t require too much work, and then rent out the other rooms as quick as you can.

The interior is going to be renovated in the upper ans basement will habe two rooms and a washroom (id be adding the kitchen) We have spoken to realtors in the london area and 3 have confirmed the home will likely sell for 600k as some homes on the same street sold in the past month.

So my question is to all those experienced in this category is: 1) do yall think ishould get a nice house with little to no work and just furnish it up real nice and rent it out by the room or airbnb it?

I'm having a difficult time finding the correct information online regarding the legality of room rentals in my area.

You can get into a SFH or MFH for as little as 3-5% down and can rent the other unit or rooms out.

Also in that area you can get away renting rooms separately to increase gross

Would they help make your house hack successful and rent a couple rooms out from you?

I didn’t really know what my future held at the time but the job is only 3 minutes from home and I could easily walk or bike if I wanted and there’s plenty of room for overtime if I feel like it.
