So understand that while you can get a good deal, you are accepting a lot of risk by 'playing the game'.Finally - know that just because an auction lists a price - that is seldom the price something will sell for.  

Investment Info:Single-family residence fix & flip investment.

I have a good looking logo and usually try to use the best looking branding I can but maybe that is counter productive in this case.

They already had what look like good quality cabinets with a nice subtle finish. 

I own and live in a triplex with 6-7 residents.

Main things we are looking for are:1) Are residents keeping property in decent shape2) Any leaks or issues that could lead to substantial damage3) Any capital repair concerns (mostly foundation) that we might need to address4) Long term guests who aren't on the lease, pets who they're not supposed to have, etc.We also change the furnace filters (because we don't trust them to do that), clean off the AC units and are considering cleaning the gutters for an added fee if tenants request it.

We're closing in a couple weeks on a 5-room motel in the Tahoe area that also has a 4 bed / 2.5 bath / 3000 sqft SFR "manager's unit" that will be our primary residence.
