The two apartments feature one kitchen and two common rooms as well.My question is regarding furnishing the apartments.

If you ever hire tenants to do work, they sign an independent contractor agreement with a defined scope of work, furnish their own tools, and are paid for the work directly (no reduced rent).

It would be completely furnished.

(For stuff out in the open, like the drain grates, the missing grates is evidence enough.)All large appliances that are furnished with a property (and worth more than the deductible) should be on the landlord policy.

Our laws do not allow liens to be put on non-exempt property which includes:Homestead- One can own a $1 million dollar home free and clear and it cannot be touch12 Cattle, 2 Horses and 120 chickens- LOL but trueBelongings and furnishings- Can't be touch up to $30,000(Not positive)Guns- Don't even try to go after someone's gun in TexasBibleFarm equipmentOne car per family member and so onWages cannot be garnished as well. 

He set my place up with 6 female students (2 in each bedroom) where I provided all furnishings including bunk beds, and twins. 

For our area due I think to the mix of furnished and unfurnished, year round and 9 month leases it is somewhat inaccurate. 

The landlord should also determine if the tenant is still paying to have utilities furnished to the unit.

My strategy for rentals is to find undervalued homes in good areas, and rehab them with high end furnishings.

Nicely furnished (turnkey,,,including evertything...forks knives etc) bring in $6k month up to 6 month out of the year beachfront
