I want to make it more coastal with the furniture/pictures but also don't want to take away too much of the formal piece considering some of the guests (especially higher paying ones) might appreciate a little bit of formal feel.

I would think the BRE would have a tough case if A and B formally closes and then B to C closes barring any issues restricting resale (REOs, short sales, etc. title restrictions).

I would say it's all about if you have a formal agreement to buy the property and if the agreement says that the right is transferrable or not.

You should make it clear, by a written response, that at renewal, if Mom is still there, she will need to be formally added to the Agreement.

I won't go into all of the details because I would have to write a book to explain everything, but a quick background: I bought 3 duplexes in Cleveland last year, hired a PM company (Northpoint Asset Management - avoid like the plague), found tenants and all was well... until it wasn't lol.One of my duplexes is in a good part of Cleveland, right on the border of Lakewood (affluent city).
