Sounds like there were mistakes made on all sides of the transaction other than the title company in this situation, so I believe the best option would be working with the buyer to arrange an outcome that is at least reasonable to both sides.Unfortunately in this case, this is a situation where having a highly experienced agent on your side would have prevented this from happening.
