I am under contract due to closeOn 7/31/2018 a member reached out to me and agreed to do the deal on my terms but is not a company and wants a 2.5% fee Not sure how to proceed  I willNot send money not knowing if they are legit.

Self management can also be highly profitable (more than just the 10% fee) and allow a great deal of control when selecting your tenants. 

He has agreed that I can sell his duplexes for him.However, I am unexperienced and will need some help.I want to make the most money possible on these transactions without giving too much away in fees to either a broker or coaches.What would you do to save the most money for yourself?

Prefer lower fees and few hurdles.  

How much are typical management fees in town?

At the same meeting there should be wholesalers that market for distressed properties, get them under contract then sell that contract to investors for a fee. 

Everything from HOA fees sky rocketing, taxes raising, 10 percent property management fee's plus repairs mixed with your monthly taxes on net income received.

Another question would be what do you charge for application fees? 

So, if we agree that a fair mgmt fee would be $75 per month how does this translate into a partnership arrangement?
