You stick your head out the large window opening paint the exterior trim, replace the parts that are rotting out, recaulk the window with good silicone as you see fit.

I still think I could use one to help analyze COMPS for the property in the neighborhood, but how will the real estate agent be compensated in that situation?

Where specifically your job is located in the DC metro area is important relative to the length of your commute and how much you’ll hate your life and what neighborhoods to look at.  

The current situation:Own an almost 100 year old rental SFH in a very desirable neighborhood in Fort Worth, TXLease agreement is for two years ending on 11/30/18.

Does income fit the bill?

@Will Grabert I haven't found any good deals that fit my requirements since August, I will add that I have very high standards for my acquisitions so I'm probably not going to see many more opportunities in the current investment climate.

While you are deployed your could send out a letter once a month to multiple houses or neighborhoods you have identified.

But you are right that I am looking at areas that are appreciating so that area might not be a good fit.
