Just know if you are using a speciality paint store, not Lowes or HD, talk with them about the contractor quality paints and check out the deals on their property management grade of material(especially if you are on a tight budget or expect to repaint frequently). 

So, in our situation we decided to live a life of love and happiness and kinda ignore the material things. 

@Jarib Rivas I would also expect rehab materials prices to rise some because a lot of that stuff is imported from China.

We got set up with the Pro desk at Lowe's so we got the discounts on appliances and other materials.

Clayton homes who we purchased from used nice LOOKING, but CHEAP materials in this trailer.

The difference is the machine blows it in with more force so that the material gets denser and doesn't settle creating void spaces later.

Tenants from one of the unit volunteered to lay fake grass in the backyard (500 sqft+) as long we cover all the materials. 

I like to suggest that if one has a certain guru they kind of like.. simply go on E bay and that guru's written materials and CDs will be for sale usually for 50 to 150 bucks.. so for maybe 500 to 1k you can get a huge amount of information.. then figure out what U like.. there is no super secrets in real estate most of it is pretty straight forward.. 

AND if you prefer acoustic drop ceiling, do you have any cost effective material recommendation that would make the room look nice?
