Core principals have not changed - Buy low, sell high. 

Demand payment before the court date, or change the amount you sue for to whatever state law allows (triple the amount?).

Contacts per day, leads/week and deals per month seem to be the norm, would add to them or change them?

I'll be speaking with them soon to understand the financials and confirm their goals with the sale...which previously was to get rid of the property and any ties to each other.As time has passed, their stance on solutions that they would accept to help solve their problem potentially has changed.

Also, the number of rented units allowable can change with each iteration of the bylaws (especially in improving neighborhoods) and you may find yourself trapped not being able to rent.

Now fast forward a bit I have two other big problems one the tenant and I agreed to just calculate the square footage of this sunroom and give her a deduction based on the square footage but it is still an issue with a leaking sunroom of doom. 

Some state will have you pay some stamp tax on the change of title, and some will even ask you to pay like it was a sale.
