What is you guys efficient process to analyzed properties and find good deals on day to day and week to week basis ?

Is there a more/less efficient way of doing this or is the most straightforward route to sell the properties and 1031 in to new investments? 

There'd be little scales of efficiency, forcing PM's to charge owners more. 

Being able to visualize what works for me and applying it to the markets that best interest me and hone in on the ones that fit with this plan would be efficient!
