We all have signed up for and waited thru the cooling off period, and even invested in several of the platforms.  

It hurts to have already spent $4,000ish in closing costs and then come back and pay it again now that the 6 month seasoning period is up.  

First My Qualified Intermediary is a lawyer who said he can change or back date the 45 day period for identifying a like-property.

The return ducts that empty into the basement are extended to the furnace and a/c which are on the other side of the basement.I am buying the property for $72,000. 

If you intend residing in a home for 5-10 years you're spreading those closing costs over a lengthy period.

I would keep in house for a period of time.Thanks for feedback and forcing me to look at my numbers a little harder. 

When I was younger, I used to live (for a short period) in Dundalk and Essex areas of Baltimore.

As a wholesaler,  try to have inspection at least 15 days, I leave of earnest unless seller asks, it's NOT required (at least in AZ),  and try to have a cute period in the contract. 

@Kevin KimIs there ever a wrong time to start investing in your future by having the right renter (you will check their back grounds thoroughly) help you pay off your mortgage while enjoying all the tax, HELOC and other benefits extended to multi unit dwelling owners?
