But, in all my years in this business, I have yet to see a widely publicized standard for determining rental profitability that is expressed as a percentage of value rather than a dollar amount.

Good morning all, I am looking into getting a property manager and I wanted some input:PM Collects one months rent as her fee, no monthly percentage.No start up feeSending to collections $50.00Evictions: $75.00Litigation: $60.00Lease renewal: $150.00Overseeing outside maintenance or repairs: $20.00 per hourOwner handles delivery of utility paymentsNot sure if this is normal practice but AGENT shall receive and retain all TENANT application fees, non-sufficient fund bank fees, move out inspection fees, non-payment fees, non-payment delivery notice fees, termination fees,unused pet fees and late fees charged to tenant and enforced by AGENT’S lease agreement.Any advice on what I should be looking for would help.

Also ask if they recently changed or repaired the mains in you area (if the mains have been, the delivery pressure may have been increased slightly and while water meters usually dampend this they do not stop it completely.)

Should anyone still want to buy an IKEA kitchen at IKEA, here is my review of the appointment / assembly process, which she/he should plan with: 11.05.2017 1.surveying appointment at home: normal 15.05.2017 1.planing apptmt at IKEA: normal 12.06.2017 1.installation apptmt at home: Planning error (measures copied incorrectly), broken kitchen appliances, broken TV, cabinet gaps, no worktop 13.06.2017 2.planing apptmt at IKEA: complete replaning due to 40cm length planing error 28.06.2017 2.installation apptmt: incorrect parts delivery, scratched, incorrectly cut worktop, broken rear wall 04.07.2017 2.surveying apptmt: new measurement for worktop 13.11.2017 3.installation apptmt: worktop supplied by 5cm too narrow 02.06.2018 4.installation apptmt: worktop supplied by 2cm too wide & 2cm too short about 12 repetitive hotline calls (always longer than 30min) including waiting loop 10 WASTE HOLIDAYS 26 Email pure for the coordination of the kitchen installation 43 Email with IKEA "customer service" for the misclaimed "claim settlement" 300 € collateral damage Zero compensation (91 € were offered to me, which I refused) Conclusion: NEVER AGAIN IKEA !!!!!

All the contractors I have dealt with thus far have over promised and under delivered (most of the time, there has been no delivery at all).First contractor I find that is reliable with good communication skills will be working with me FOREVER!!!

I just replaced mine, two weeks to determine old one was unfixable,  had to wait an extra week for delivery because model with rebate was out of stock.

Hi, BP'ers Looking for an adviseOne of my tenants just told me that the property they have been renting for more than a year, that they started to have mice over the last month, they putted some traps and have caught 3 mice, they are saying still hearing like there are more, and apparently they found some holes in walls.Apparently a neighbor in front have the same problemI reviewed the lease agreement and does not have any term of saying who is responsible for pest control, besides I have expressed verbally since the beginning, tenant is responsible for pest control.
