Investing in these places in South Dallas may in fact be the best option, but in general anytime you're expecting to feed the beast you need to also be expecting appreciation - forced or otherwise - to make it an outperforming investment.

If you are buying properties at that cheap ofnprice point, expect that problems that come from thst price point, and be ready to likely lose money.

If this was my area, I'd expect cash to close to be around $81K-$82k.

For this reason alone I would be leery of purchasing a property in San Diego expecting it to be an STR.
