@Michinori Kaneko I agree with @Matt K. most of my friends easily afford $2,000/ month rent/mortgage payments but they also drive new cars every other year, buy new expensive clothes every time the wind blows, and go out to $200 dinners regularly.

I took pictures and everything for potential Rehabbers, but the price we had previously agreed was a little steeper after looking at the property and the seller was aware.

I agree with @Joe Villeneuve your lease and your option contract should be done separately but simultaneously.

I put a sub $50K bid on the property, which is ready to go, and the seller agreed.

I agree with @Ryan D. and you would have to talk with an actual lender with all your details to get exact numbers.
