Does anyone have an opinion on the commercial real estate crisis and which areas of commercial it will have the most significant impact on?

One of the biggest factors that I see impacting whether or not it will cash flow is the HOA fees.

This does not affect existing policies, renewal policies within a 30-day grace period, or policies purchased prior to the program’s lapse.However, it does impact buyers of flood-zone properties relying on a mortgage to close the deal.

I wonder if I focused more on the psychological pain aspect by throwing in the direct mailing, bandit signs, negotiations, etc to the sellers somewhere towards the front of the convo or right after the wholesaler explanation if it might impact more.

He rationale is that he feels that if he tries to negatively impact the price of the appraisal by attending a BPO he is opening himself up to fraud charges if he turns around and sells quickly for a profit.

And do you plan on insisting that, in order to substantiate your economic impact theory, one should simply re-read your theory...that will suffice as proof?

for the record I dont want to see gas poured out either.Let me substitute another idea for that then,,boiling hot WATER kills weeds as good as anything else and is environmental friendly if you dont burn yourself doing it.
