I know that it is pretty straight forward but I think I am overcomplicating it.So lets just say $250,000 is the purchase price with down payment of $50,000, $50,000 is the rehab cost, when done it would sell for $450,000.

I find though that in most of the cases that I have looked at (Looking at listing sites like Loopnet and Zillow) if you use the 50% NOI to calculate the asking price you will be pretty far off the asking price number.

After your rehab and you drive ARV higher you can refinance with your conventional guy and likely pull some money back out.This was my model for awhile and I got pretty good at it.
