Demographics would include mostly small families and couples (maybe plus 1 of another couple) which will still travel driving distance during this pandemic. 

And yes - many good agents aren't too eager to work with any old investor - 9/10 times we drive around for a week or two and never close a deal.

Prices of some construction materials have doubled and tripled, so the cost of new construction will be increasing as well, and the governments printing of so much money during Covid can only drive inflation up. 

My tenant was looking for alternative work (driving for grub hub, etc. ) until this ends.
