In the Ogden area you can definitely get to 1% or more in monthly rents but you can get in trouble with really old homes that become money pits or really rough neighborhoods that are high crime and attract low-quality tenants (drugs, late payments, frequent turnover).

:) I think you would have the flexibility to set it up so that one tax filing for the master could cover all of the "cells," or if you elected a different type of tax treatment for a particular cell, it would probably file its own return while the rest were covered by the master filing.

There was a recent change in Wisconsin whereby you can give a 5 day notice *with no right to cure* if there is illegal activity (especially drug related) that interferes with the safety of others, etc... but I doubt that it applies to this.
