Two and a half hours is an easy drive to shoot out there to address an issue.

I went Driving for Dollars today and found 9 “possibilities” within 1.5 hours, so properties that fit my BRRRR strategy do exist.

I had the property for 3 months, inspected and watched over heavy sustained rains, but only a few days ago I had water pooling near the spot in the basement. 

When I drive by the house it doesn't look like the tenant is making any progress towards moving out either.

Not sure where you are in the Bay Area but are there any areas an hour of an hour and half drive away from you that are more in line with your price point?

(County within an hour drive and city within 15 mins or miles, I’d have to look to see which) Both will perform well, you may get a slightly higher occupancy in the county.

Adding further healthcare options tends to drive the rest of the state into our area, further enhancing short term rentals as well.

It's now 7 years and we still have not built.Due to my wife's job, we don't want to move out to the country (her current 2 minute commute is hard to give up for an hour drive especially with current gas prices!)
