The line that shows Annualized Total Return is THAT years Total Annual Cashflow + the 'growth' in the Equity from the previous year (this is the property value growth + the loan balance paydown divided by your "Equity Gain (not shown)" which is THIS YEARS EQUITY - TOTAL INITIAL EQUITY.

I was no exception.Cash on cash return (COC) is simply annual cash return divided by initial total amount invested (including closing costs, etc)Return on Equity (ROE) is more commonly used for stocks as it relates to how management performs on the re-investment of the earned dividends.Return on Investment (ROI) is a very loose calculation as it can be munipulated in a number of ways.When I stated I look for a return minimum of 25%, I meant to say my ROI, which includes in MY calculations, the cash flow, tax savings, and principle reduction.

HOWEVER, i personally value my time at $30 an hour (because i like my family, watching jerry springer, and getting my butt to fit perfectly on that sofa). in essence the cost of me going to my job is a LOSS of $20 per hour. if hassan has no other job, he can not really truly put a $ amount on his time. he CAN, however, take his proftis and divide that by how many hours he put into the deal and get an estimate.
