John Warren, that makes a lot of sense for the other partner to have some skin in the game.

So i've been on BP forum for some time now trying to figure out how to get in the game.

@Dmitriy Fomichenko I’m new to the Solo 401K game, so I don’t have all the lingo quite down pat.

In this scenario, if you DON'T get an earthquake policy, you get a bit extra in cashflow, but if the house is destroyed by an earthquake, you owe 400k on a pile of rubble...for some smaller investors, I'm guessing that could be enough to bankrupt them (particularly if that scenario happened across numerous properties...if, for instance, you ended up owing 1.5-2 million on 3-5 properties that were all turned to rubble, I'm guessing that would be game over for most smaller mom & pop investors who tend to have 3-5 properties). 

The beaches, the weather and and the diversity of people and ideas makes this an amazing place.

I'm wanting to start investing in real estate at the first of the year, and I have a few questions.I live 15 mins from the DFW area in Texas.I'm mainly wanting to focus on 1-4 unit rentals, but I am considering other things to speed up the process and to also have  diversity.

If you assume that most people end up making nothing in this game, you're usually right.

A novice in this game but wanted to get some perspective on thoughts around the Miami market, specifically for wholesaling.

That really does change the game!
