They don't own the property, and why would the bk court bother to get involved in a short sale during a BK as it provides no additional proceeds to distribute.

Essentially it takes a distribution of a bunch of variables, randomly selects a value from each distribution, runs some sort of equation or algorithm using these random values, captures the result of the iteration, and then repeats this process many thousand times (5-10k times is typical).

For this reason if you need 30k for a down payment, and want an additional 10k for reserves, then I would probably want closer to 50k before I got too serious about looking for a property as you never know when a crash or adjustment like the one we had last week could potentially wipe out a good chunk of your money.The second thing which is also equally important, is that while documenting your progress as a form of self validation that your technique works is great, but realize also that whether you document for 6 months, or 5 years, or whatever up until you buy your first property, realize that either way it is still a very short timeline.
