Also even though Raden is in CA that does not dictate where his property is located- He did not disclose where it was located....everyone else is making a blanket assumption it is in CA- No one knew.

Check your local laws, but I don't see how you could be required to tell them.An egging wouldn't be something I'm required to disclose where I would live.

My insurance company dropped the matter.The K&T was still there when I sold my house in 2015 (I fully disclosed it in the selling documents).The only items I couldn't "as is" out of when I sold my California home were the water heater had to be seismically strapped (many fires start after an earthquake topples the water heater) and the CO and smoke detectors.

I called the seller agents and got hung up on or they wouldn’t disclose when asked if the realtor I was using realtor brought investors into the deals.

The power you hold in this transaction right now is your ability to walk away ... the seller will not only have to go back to the starting line to find a new buyer, but they will also have to explain why the first buyer backed out.Now, I don't know the disclosure requirements/laws for agents and sellers in Arkansas, but if you deliver them written reports by licensed inspectors that indicate roof, drainage and/or foundation issues, they are now aware of material facts that negatively impact the value of the property - I would assume that they will have to disclose these facts to all future buyers.

@Melina GorositoAs others have mentioned, it depends on the type of property and financing with which you are dealing.In Canada, origination fees are unheard of for residential properties  - unless you are dealing with an off-market lender (which means you cannot borrow from a bank, credit union or other tier 1 or 2 lender).When you move into commercial properties, there are a variety of fees, an origination fee is a possibility, but still not common.If you are using an independent broker who's not being compensated by the lender (which they should disclose), they will charge you a fee for their services (in my experience these fees are negotiable).In our experience, even when paying the lender levied fees associated with commercial financing (lenders admin, legal, etc), the fees are deducted from the funds advanced.
