What made you interested in investing in this type of deal?

@Rich Dowdall I'd be open to learning from a vet - RE is fascinating to me, seems the hardest part is getting started (not letting your first deal sink you)

I wasn’t so sure how much of the headache I really wanted to deal with.

Additionally, the seller won’t provide the financials, so how do you know it’s any kind of “deal”.  

We've seen seller financing come back in a big way, and I think it will continue as debt continues to be challenging.Syndication, raising capital for less experienced operators, and those who have challenging deals, will be more difficult in this part of the cycle.What tools/strategies are you using to close deals today?

Also, most of the stuff your list is low cost which is great, but once you start getting the deals and paying yourself back on the direct mail, double and triple those actions too (of course when you to a place financially that you can do that effectively).

Like @Theresa Harris said, the electrical costs alone could be a deal-breaker.

I did some direct mailers to the tower and it worked out well but ongoing I want to get more. please reach out if you have further interest in downtown miami or brickell.
