What's stopping you from paying the prorated share directly to the tax collector? 

I came to bigger pockets before even calling an attorney...Has anyone tried direct marketing in the Brooklyn/Staten Island area?

I live right outside Philadelphia pennsylvania in a suburb town so if there is also anyone in here that is from the Philadelphia or surrounding area that could point me in the right direction of a good attorney that’s my only missing piece of the puzzle.

For thoes who provided me with direction, I do appreciate it, and the next step will be searching for a CPA.

What I'm looking for are the more direct experiences RE investors are are seeing.

I have now decided that I want to do direct mail marketing in order to generate deals that I can buy and hold via seller finance,  or lease option,  or wholesale,  to raise capital for my buy and hold goals. 

If you market for deals by direct  mail it could take thousands of dollars to get your first deal. 

I think direct mail should be directed at those sellers with a need to sell and or cannot sell to a buyer that requires minimum down owner occupied financing and or have the time to.
