I manage mine remotely using exterior cameras (make sure snow and spa services are happening) and digital locks for check in which really allows me to only have to invest about 2 hours a week on the property.

I also recommend using a digital recorder...it makes a lot easier to keep track as opposed to writing down each property.Second, another way to "backdoor" your wholesaling strategy by finding investors in your local REIA's that are ACTIVELY BUYING.

They have a free ebook that gives some great marketing ideas.I would recommend picking a handful of farm areas that other investors really like.

Just a matter of calling it in or doing it digitally telling them where to transfer the funds.
