If the value came in low enough you can still work on lowering the taxes, but otherwise getting credit for an extra bedroom per unit is a good thing. 

What kind of extra fees am I not seeing in that situation other than title company fees?        

I know others say it's a place where deals go to die but I found a commercial building with a triple net tenant and a development lot and after negotiating got 40% off the asking. 

Doing so has made me realize that REI is the best way to go and so my significant other and I have started to read books geared towards not just Investing but also business development.

The buyer should realize the first may not approve enough to the second to make them happy, so the buyer should plan on kicking in some extra money.  

Now he calls me and needs extra month because of breakup and needs to find another place.
