I think she should have a CL ad even just to direct respondents to, for them to see a more complete description and loads of photos, but that's my "info overload" rental strategy to not waste time with BS showings.

@Guy Gimenez on those 4 properties I bought yesterday in TExas there were surveys on each one.. why do you do survey's on what looks like lot and block descriptions..I understand survey requirements for the properties I buy in Charleston for example because the plats are from the 1700 to mid 1800's small little lots with lots of encroachments.

There is a safe harbor (sort of) at 2 years with specific use requirements from the IRS but again the safe harbor is not meant to be prescriptive but only descriptive of one period that would be acceptable.Best advice - say your explanation to the mirror.
