Hi @Daigo Kurosaki - I don't use any formula like you described in terms of how to make an offer under listing price.  

@Moshay Laren    as a builder developer I would say there is no equity in the scenario you describe..Unless your just looking to make a couple grand flipping but most builders will just wait you out and buy direct... its a different game than selling to rehabbers. 

Also, creative loan structures like the one you are describing does create challenges for any large transfer of securities on the secondary market, as already touched upon.
