The promise of what they deliver sounds great, but I don't actually find that their site has a lot of information, nor does it offer any real resources other than links to register.

Landlords usually deliver restaurant space in shell condition or as-is for second generation space.  

Any agent that you contact will need to know why the claim is open and what the likely outcome is.  

The case shows returned mail from the owner quite a few times starting in March 2016 so that might be a sign that USPS isn't delivering to that address anymore. 

It gives me a way to deliver news without seeming like the bad guy all the time!

You should have no problem selling that property ASAP, probably to some all-cash investor from the Bay Area.BUT - the question you have to ask yourself is "What is the end goal or desired outcome about this investment?"

The material at Home Depot was $1600 delivered.
