I've seen a couple articles online about people who have used Quicken Loans "rocket mortgage" and suggest it is very good for rates, customer service and being user friendly .Have you used Quicken Loans?

another reason to move to a service like cozy.co for rent collection; both sides can see/print/etc rental payment historyOtherwise, like others noted, it should take under 3 minutes to type/sign/send via email a receipt.

John T. from @brandon hall, his BARRRR strategy suggests that you should advertise the rental before purchasing so that the property is considered ready and available for rent, ie in service, to take deductions rather than having to cap and depreciate then.

Most lenders have a 2 year minimum seasoning on BKs.Honestly, IMO, his best bet is to contact the lender (NOT the servicer, but the LENDER), and throw himself at their mercy for a loan modification.
