Is it speculation if the area has a long history of appreciation?

So many factors can affect a parcel's value including topography, soil quality, zoning, history, utility access, road access, shape, etc.

Also the addition with no permit history is a huge red flag.

The reason we bought those was because it was one of the best buying sessions in history.. and lending was frozen by and large..  

I know they usually go off the lower score/ person with a more volotile credit history, but I have a 720+ fico.  

He has awful credit and I can't verify his recent rental history seems sketchy self employed past 8 years not verifiable.

It's a probability game and knowing your history would give you an edge. 

I just started a new job, recovering from a bit of a financial mess and supporting my two beautiful daughters that I'd like to leave a real estate legacy to.
