The comps in the area state that this property should bring in at least 1100 per month.The exterior needs some maintenance, mostly cosmetic including minor water damage on trip boards and paint.

I spoke with the property manager about this, and she said the board doesn't enforce it, it's unenforceable (apparently the development period has passed so it's no longer a valid rule since it said DURING the development period specifically; she said it was requested by the developer to prevent investors from buying the homes and renting them out initially which would decrease resale value) and they have no intention of enforcing it, in fact, they want to take it out because they'd rather have the houses occupied than empty, which causes other problems.But she also said that they will actually be meeting with several home owners to discuss as some want cap or outright ban.

Many will tell you to stay away from property in a poor location because your Cashflow will get eaten alive by tenant turnover, property damage, vandalism etc.

Perhaps she will default to the $250 scenario but in any case she needs to be released as 1) she hasn't done any damage to your place and 2)  you don't want a disgruntled tenant that will cause you unimaginable problems in the future.

that kitchen came with laminate. not a good one, but i kept it. it's OK.the rest is hardwood, that was in terrible shape. he had to replace multiple spots due to damage.. we had to stain it and i HATE staining it. but i do hardwood 100% of the time unless it's a slab.
